Overview

Property management plays an essential role in the economic and social development of the Republic of Congo, in a context marked by growing urbanization, increased demand for housing and a gradual transformation of rental practices. Today, residential and commercial rental is a strategic sector, both in terms of household needs and private investment requirements. However, despite the importance of this sector, relations between landlords, tenants and property managers remain largely weakened by informal practices, a legal framework that is still insufficiently enforced, and a persistent lack of rigorous control mechanisms. In light of these observations, this thesis aims to provide an in-depth analysis of property management and rental conditions in the Republic of Congo, highlighting the shortcomings of the current system, current practices and prospects for improvement. It is structured around three main themes.
