This author's book is phenomenal! As a counselor, I am big on identifying your personality type. This author's book has a great personality questionnaire to assist which path in Real Estate best suits you. The author thoroughly has broken down the pros and Con's of each path of Real Estate. This book is a great guide to become a success and start building wealth. After reading so many real estate books, I found this to be the first book that offers more than a peek at real estate. Gail's personal style of writing allowed me to see what it's like to be a real estate agent, rehabber or a note investor, etc. She describes her personal experiences with each profession. Gail lays out strategies for each profession Giving you the pros and cons for all. There are so many real estate books out there, yet this is the first one I found that offers more than a peek behind the real estate curtain. Gail's been-there-done-that personal style allowed me to see what it's like to be a real estate agent or a rehabber or a note investor, etc. without the fluff. She doesn't pull punches as she describes her good, bad and ugly personal experiences with each profession. She carefully lays out strategies for each profession along with the pros and cons. Gail uses her decades of experience to really break down how to become an expert in the field. She uses insightful stories and her extensive knowledge to really highlight the different ways one can excel in the industry. Such an impactful and valuable book!! I recommend for anyone interested in real estate! I like this author's book because it clearly helps any individual who may be interested in the real estate business get clarity, truth, & understanding. It also puts this in real-life situations that many of us go through on a day to day basis with our lives and work. This book is a must for all going into this Industry. I give it a thumbs up!!! Excellent and Powerful. A great read on understanding the ins and outs of different forms of investing from an industry expert. This is a must-read for anyone looking to invest or currently a real estate investor. There are so many real estate books out there, yet this is the first one I found that offers more than a peek behind the real estate curtain. She doesn't pull punches as she describes her good, bad and ugly personal experiences with each profession. She carefully lays out strategies for each profession along with the pros and cons. I like the easy to read format. I also really liked the questionnaire and being able to determine the best fit for each person. My father is 92 and still an active Broker/Realtor. My husband and I have done a bit of rehabbing and are excited to check out some of the other potentially viable options in Real Estate. Thank you so much, Gail Villanueva, for a job well done. I will definitely be sharing this information! It's rare to find someone who has actually done every role in real estate. What a career, from getting a real estattor's license at 23 to launching rockets with NASA to being a note investor... wow. Gail carefully walks you through her experience through it all including the pros and cons of being a landlord to fix and flipping properties to investing in mortgage notes. I really enjoyed the questionnaire that helps you determine which real estate branch works best for you. I also really enjoyed how in every chapter she dives into the branches like how to become a real estate agent and how to become a property wholesaler. The best part of this book is reading the touching (sometimes intense) life lessons that have guided her real estate decisions. What a beautiful career she has had because of them!
