It discusses typical legal institutions in the leasing history of such properties. The author also highlights the special features of real property communities. Real property communities are defined as a community of purchasers who acquire property that was initially owned and rented out by one person, but later divided into several real properties with different owners. Zunachst erfolgt eine dogmatische Einleitung zur Bruchteilsgemeinschaft. Sodann werden die Miteigentumergemeinschaft und die typischen Rechtsinstitute im Leben einer grundstucksvermietenden Mieteigentumergemeinschaft als Grundfall dargestellt. Darauf aufbauend wird die Realeigentumsgemeinschaft untersucht. Unter Realeigentumsgemeinschaft wird die Konstellation verstanden, bei der ein im Eigentum einer Person stehendes Grundstuck einheitlich vermietet, spater realgeteilt und an personenverschiedene Erwerber veraussert wird. Auch fur die Realeigentumsgemeinschaft werden die typischen Rechtsinstitute im Leben der vermietenden Gemeinschaft untersucht.
